Common questions

Do I need my landlord’s consent to sublet in Ireland?
Yes – as good as every letting agreement requires the landlord’s written consent before you sublet, and subletting without it puts your own tenancy at risk. Get it in writing; the agreement has a dedicated confirmation for it.
Fixed term or open-ended?
Both work. For a fixed stint – a semester, a work placement – enter an end date. Left open, the sublease runs on with the agreed notice arrangements. Put whichever you choose clearly in the agreement.
How much of a deposit can I take from a subtenant?
Keep it in line with Irish tenancy rules: since August 2021 a deposit for a tenancy may not exceed one month’s rent, with at most one further month’s rent payable in advance. Issue a receipt for whatever is handed over.
What about short-term letting through Airbnb?
That is a different animal: a general consent to sublet does not cover short-term stays, and short-term letting in Ireland is subject to its own registration and planning rules. Without your landlord’s explicit agreement you are risking the tenancy.
Can we sign remotely?
