In brief: the deposit receipt

A deposit receipt confirms the landlord received the tenancy deposit. For cash payments it is the tenant’s only proof.

In England, deposits for assured shorthold tenancies are capped at five weeks’ rent (annual rent under £50,000) and must be protected in a government-approved scheme within 30 days.
The receipt should state amount, date, tenancy and both parties.
Keep the receipt until the deposit has been fully repaid after move-out.

Who signs the deposit receipt?

The person who received the deposit – usually the landlord. The signature confirms receipt of the amount for the rental property named in the receipt.

What if the deposit is paid in installments?

Simply issue a separate receipt for each installment, each with its own amount and date. That way both sides can prove exactly what has been paid so far.

Are there rules on how the deposit must be held?

In many places the landlord must keep the deposit separate from their own money – for example in a dedicated account or a deposit protection scheme. Check the rules that apply where you live; the receipt itself only confirms that the amount was received.

Is a digitally signed receipt valid?

A receipt is generally form-free. The simple electronic signature created by Tamgara is perfectly sufficient as confirmation of receipt in a private tenancy.
