How large is a rental deposit in Malta?

The law fixes no figure; around one month’s rent is the common arrangement, and the amount should stand both in the lease and on this receipt. Whatever is agreed: paid money without a receipt is a weak position – have the sum receipted the day it moves.

Who holds the deposit during the lease?

The lessor does – Malta operates no state deposit-holding scheme. The receipt, together with the registered lease and the condition report from move-in, is what the tenant holds against the day the deposit is discussed.

On what grounds can the deposit be kept back?

Genuine ones: unpaid rent, damage beyond fair wear and tear, outstanding bills the tenant owed. Deductions are argued against the move-in condition report – and lease disputes in Malta have their own adjudication channels, where the paperwork decides.
