Must the lease be registered?

Yes. Under the Private Residential Leases Act (Cap. 604), the lessor registers a private residential lease with the Housing Authority – the registration runs online, and since the 2024 amendments the window is thirty days from commencement, with a late-registration fee beyond it. An unregistered lease weakens the lessor’s position badly, including in any dispute.

How long must the lease run?

A long private residential lease runs for at least one year – shorter residential terms are reserved for specific situations the law defines. The tenant, in turn, is bound only for the first six months: after that, the law lets the tenant withdraw with notice by registered letter – one month’s notice for leases under two years, more for longer ones.

What deposit and what paperwork alongside?

The deposit – commonly about a month’s rent, with no statutory figure – goes into the lease and gets receipted. An inventory attesting the property’s condition belongs with the lease; the condition-report template does exactly that job at move-in.

Is a digitally signed lease valid?

The lease can be signed electronically – a simple electronic signature under the EU eIDAS Regulation, in force in Malta as in every EU country. The statutory duties stand regardless of how the signatures were made: registration with the Housing Authority above all. A printed copy in each party’s file remains good practice.
